Building occupants will have the benefit of being able to walk from the hotel to nearby retail and community services.

The hotel's stormwater management strategies also contribute to the project's sustainability. The site's landscaping and bio-retention are part of a comprehensive stormwater management system that reduces runoff and prevents pollutants from entering nearby streams. In addition, there are parking spaces designated for low emitting and fuel-efficient vehicles. Those parking spaces are located close to the building entrance as an incentive to use fuel-efficient vehicles.

Energy efficiency has been a priority due to the numerous environmental and economic benefits associated with energy conservation. The building features an energy-efficient chilled water HVAC system. The chilled water system represents a significant energy improvement compared to most HVAC systems.
The building's energy-efficient design is also due to its lighting systems. LED lighting has been specified throughout the building. In addition, lighting occupancy sensors and other controls are used to optimize energy performance further. The hotel's design is projected to be approximately 22% more efficient than the ASHRAE 90.1 energy baseline.

The Cambria Hotel College Park reduces water consumption through low-flow plumbing fixtures and water-efficient landscaping. The design team specified low-flow lavatory faucets, toilets, kitchen sinks, urinals, and showerheads.
The fixtures result in 28.9% water savings compared to the LEED baseline. This is equivalent to an estimated 838,195 gallons of water savings per year. Furthermore, the project's landscaping doesn't require a permanent irrigation system, thereby reducing water use at the building. Indoor Environmental Quality

The hotel has a mechanical ventilation system that delivers conditioned fresh air to all occupied spaces in the building. In addition, stringent MERV 13 filters have been added to ensure a greater level of air filtration.
The hotel was built with low-emitting finishes, including low VOC paints, adhesives, sealants, and flooring. Use of low-emitting finishes reduces the potential for several adverse health effects from volatile organic compounds (VOCs) and other indoor air pollutants.
